Cast the windows of Janes Court 12 open and you’ll be greeted with the quintessential sound of the seaside. From the comforting clinks of the clipping of masts to a local fisherman’s sweet tune in the air, there are few things to make the start of a new day in Falmouth more exciting.

Send your loved ones bounding out the door and up the beautiful Barracks Ope to Stones Bakery, the best bakery in Falmouth serving the freshest breakfast pastries. Savour them in the private courtyard, or take them with you to the quayside and there discuss the day ahead, with legs dangling over sparkling waters. A day in Falmouth can lead you on a thousand journeys. Head back in time at the National Maritime Museum and explore Cornwall from the past, or step onto a boat destined for St Mawes for a day trip across the bay. If your visit coincides with any one of the dazzling events that go on year round – from theInternational Sea Shanty Festival to Falmouth Week – you’ll have the perfect base at Janes Court 12 from which to enjoy them.

Drive just fifteen minutes to the Helford River, where life rolls at a different pace. Here, quiet is the order of the day, and exploring the South West Coast Path along the verdant treelined banks will take you through beaches and meadows. Surrounded by wildlife, it’s difficult to refuse the invitation to swim in the sheltered waters, so be sure to pack your swimming costume.

Beach days can easily be whiled away on any of Falmouth’s characterful beaches, and skipping through the town afterwards with an ice cream in hand, or savouring one on the harbourside is just one of the many simple pleasures that come with life by the sea. Swap your swimmers for something smarter and spend the evening in one of the many fine dining establishments, from rave-reviewed restaurants to exciting pop-up dining experiences.

A lovely space with a large corner sofa, coffee table and TV at one end. A dresser with lots of lovely serveware sits next to the dining table which seats four. There is also a desk, perfect if you need to get some work done.


A well equipped space with slimline dishwasher, electric oven and hob, fridge/freezer, Kitchenaid stand mixer, Nespresso coffee machine and a microwave.


Enter through the front door into the hallway with coat hooks and a door leading to WC, washing machine and tumble dryer.

With WC, basin, walk in shower and heated towel rail.

A lovely walled courtyard garden with planting along the back wall. A patio sits in the middle with a table and seating for four.


For one small to medium sized car in a covered car port just a few meters from the apartment (including some steps)


The apartment is accessed via approximately 12 granite steps from the parking area.

Watch the Falmouth working boats tack and jibe in the Carrick Roads, browse the unique shops in the Old High Street and feast on Cornish fare in award-winning restaurants – what could be nicer than a holiday at Packet Quays? Rooted in the heart of Falmouth there is so much close to Packet Quays. Park your car when you arrive at Janes Court 12 and start your Cornish adventures by foot. Head-off down the hill towards The Prince of Wales pier and get under way up the River Fal to Truro via passenger boat, or cross to St Mawes.

You’re never far from a beach in Cornwall and Falmouth has some of the best. Pack your cossie and grab your paddleboard, we all know life is better with sandy toes and salty hair.

To enjoy some of the best views we recommend taking some time off the beaten-track. Stride it out on the coast path from Falmouth to the Helford Passage past sloping fields, sub-tropical gardens and marvel at the watery vista. A warm welcome awaits you at the Ferryboat Inn, the perfect spot for a glass, or two, of Tarquin’s before the return walk back.

Fabulous property, home from home, would definitely stay again. Good position to town either via steps to the High Street (helps if you’re reasonably fit) or via the road. The only downside which is mentioned in the property details is the parking, it’s extremely tight, even for a Renault Captur, the planting of bushes in circular plots doesn’t help! However, we walked a lot and parking became easier with practice
