Days spent at this stylish homestay offer a transformative experience. Here guests can embrace the magical space, and life beside the lively marina while enjoying all the pleasures and comforts of domestic living.

With harmonious interiors that are at once uplifting and reassuring, and room flexible enough to accommodate a gathering of 7 friends or a growing family, here life next to the sea couldn’t be sweeter. Walls are finished with beautifully bare, glowing pink plaster which subtly changes with the time of day, adding luminosity to each room. Glass walls invite in reams of natural light and let daytime sun dance on heated herringbone flooring. Slide them open and step out onto the pièce de résistance balcony. The Boathouse looks out onto an active harbour which is dotted with yachts, and busy with the coming and going of fishing boats.

With its own private water access, take the opportunity to make the most of the waterside position and launch kayaks and paddleboards from the pontoon.

The open-plan living space comes complete with sinkable velvet sofas and a central wood-burner which sets the scene for the cosiest winter retreats. Rediscover the pleasure of reading by the fireplace or settle in for an evening of dramatic storm-watching with a glass of red.

The kitchen storage has been designed in a ‘hidden’ way to reduce visual distractions, cabinets conceal a rich inventory of tableware and implements that make cooking up a feast an easy pleasure.

This is as much a family abode (with a snug twin room on the first floor) as it is a place fit for getaways with your amore.

Each of the four bedrooms have a distinct character. In particular, the main bedroom has been thoughtfully designed with rest and connection in mind. Its soaring ceiling adds resplendence and guests can sink into soapy bliss in the freestanding tub, tucked behind the double bed. If you can tear yourself from under the covers early, pad out to the bedroom balcony to savour the early light, or enjoy sun salutations as you begin your day with morning yoga.

Deliciously close to the buzz of the town’s high street, the property is just a jaunt from The Old High Street which sees artisan coffee shops rub up community with art studios and gastro pubs. Venture further to walk the southwest coastal path and return to dine in the town’s outstanding eateries. For the swimmers in the group, a bracing twilight dip followed by firepit hot toddies is the perfect way to close the day.

Inviting as it is functional, combining richness of character with warmth and timeless elegance, The Boathouse is brimming with feeling and is sensitive to the stories of the area that came before and exists around it.

Open-plan Living Room & Kitchen
Eight stairs down to open-plan living room and kitchen. Two sofas, two armchairs, Smart 55” TV, LG soundbar, wood-burner, and wonderful views of the Penryn River. The dining area has a table, three chairs and a corner bench to seat a total of seven. The Kitchen has an island, 5-ring induction hob, electric oven, combi-microwave/grill, large fridge, two-drawer freezer, dishwasher, Ninja blender, and extensive cookware. A glass wall and sliding doors open out onto the Balcony.

Balconies
The Boathouse enjoys ample outside sitting spaces, with one balcony off the living room and a further upstairs serving the main bedroom, as well as the fire pit area at the rear of the house. Comfortable outside seating is provided for you to soak up the rays and enjoy the views of the river.

Main Bedroom and Ensuite
Eight steps leading up to the Main Bedroom. With a double bed (4ft6), dressing table and chair, free-standing bath, walk-in shower room, WC, sink, armchair, sofa, clothes rail, shelves, Smart TV, beautiful views of the river and glass door leading out to the second balcony.

Small Double Bedroom

Twin Bedroom
Four steps up to the top-floor twin bedroom with two (3ft) single beds, clothes rail, and views out to the fire pit area.

Slipway and Pontoon
The apartment benefits from its own direct water access immediately in front of the property, with private slipway and pontoon. Children to be supervised at all times in this area. Launch your paddleboards/kayaks from here and paddle upstream to enjoy the delights of the river and Falmouth harbour. Or pop to Prince of Wales Pier and stop off for your morning baked goods! A small dinghy (under 7m) can launch in town and tie up alongside the pontoon. Please see the notes section for further info.

Location and Surrounding Area

A 10-minute stroll from the town centre and the vibrant high street and a 3-minute drive to the Blue-Flag sands of Gyllyngvase Beach, The Boathouse is perfectly situated for environmentally friendly travellers who wish to happily submit to pedestrian life and explore the local landscape on foot, bike or by water. Pop for a drink and a bite to eat at The Boathouse Pub which has splendid views of Flushing and out across the Carrick Roads. Hop on the local ferry across the water to the fishing town of St Mawes which is rich in character, history, and gorgeous art galleries.

Retreat into the wilderness by taking a drive out to the Helford River. A shoreline made up of creeks and sandy coves lined with ancient woodland remains relatively unchanged thanks largely to the National Trust, and public footpaths and public rights of way make it accessible for all to enjoy. Here, stride out along the footpaths that line the water’s edge, meandering through meadows and over beaches, stopping into country pubs along the way. Alongside the Helford River, you’ll find Trebah and Glendurgan gardens, where exotic plants thrive in the temperate Cornish climate.

The Boathouse is a hidden gem!! Whether you are looking for a romantic getaway, a family retreat or just some time to unwind this place has it all. The layout was practical with large windows that offered stunning views throughout the day. The decoration is fabulous. The kitchen is well equipped and the private balconies were a great spot for meals and relaxing. The water access made it easy to explore the water and added a fun adventurous element to our trip. The hosts were professional and helpful providing clear instructions and local recommendations. The Boathouse is a perfect choice for anyone looking for something unique and memorable. We would absolutely stay here again!!!

1.Space: The house felt very small. While only five of us stayed, it would have been uncomfortable if the full capacity of seven guests, as advertised, had been reached. 2.Kitchen Equipment: The kitchen was not well-equipped. Most pans provided were not suitable for the induction hob and therefore unusable. 3.Hot Water: The hot water ran out on several occasions after just two or three short showers and took a considerable time to reheat. 4.Front Gate: The front gate was damaged, difficult to open and close, and often caught on its fitting. 5.Main Bedroom Bed: The bed in the main bedroom was surprisingly short. I’ve never had my feet hang off a bed before, but in this case, they did. 6.Main Bedroom Bathroom: The en-suite bathroom was very cramped and difficult to use comfortably. 7.Upstairs Bathroom Lighting: There were no lights in the upstairs bathroom, making it very dark in the evenings and early mornings. 8.Lighting in General: There were no lamps in the house, leaving the option of either full overhead lights or complete darkness. 9.Towels: An insufficient number of towels were provided for a six-day stay. 10.Wi-Fi: The Wi-Fi in the lounge was intermittent on several occasions.

Thank you for taking the time to share your thoughts about your stay at The Boathouse, we really value your feedback. We do feel the photographs accurately represent the property, which as a renovated Boathouse, is designed to maximise the bijou space. Many groups of seven guests have enjoyed the unique charm of the home since we launched it in January 2024. We do take your comments on board though, of course, and to provide more clarity for future guests we are arranging for floor plans to be created. In addition, please rest assured that the bed is a standard double. The front gate has become out of line in a gust of wind during the most recent storm, and this will be addressed. The stainless steel pots and frying pans provided are suited for the induction hob. The hob requires pots that fit the ring almost exactly to function correctly. The white enamelware is for the oven. We are sorry to hear you experienced problems with the hot water, this is not something we have encountered before. Both the owner, who lived there as a family of five for many months, and previous guests, have not had this experience, as far as we know. Each guest is provided with a hand towel and a bath towel as standard, I am assured that seven sets were provided for your stay. Regarding the lighting all rooms offer different lighting options which the owners hoped would suit all preferences. They will look into brightening the provision for the en-suite shower room, in the principal bedroom. Sophie, the owner, who is always so willing and open to feedback, will provide a couple of extra lamps for reading and close up work – thank you for this suggestion. The Wi-Fi is typically a stable service so I am sorry to hear that there might have been network issues during your stay. Please do always call our out of hours number, which is available 24 hours a day, 7 days a week, for guest comfort and convenience. One to two well-behaved dogs are welcome, over the age of one, and with their own bed and equipment, please. Not to be left unattended in the property at any point. £30 each, per week.

Please do not wear outdoor shoes in the apartment to protect the beautiful floors.

Boats/Kayaks

Your paddle boards, kayaks or canoes can be launched from The Boathouse’s pontoon. If you would like to bring your own boat or rib you can launch her at the Falmouth town slipway and tie her up against the pontoon during your stay. Craft over 7m are not suitable. Tidal changes would mean your boat will settle on the seabed at times, so this is only suitable for crafts that can rest in this way.
